In Orange County there are highly skilled semi-custom and custom home builders that typically build one or two homes at a time.  Even in a busy year, each of these builders completes only a few homes.

Many of the homes constructed by these craftsmen will be built for specific clients that are usually intimately involved in the construction details.  The remaining homes are built with the intent of finding a buyer during the final construction phase or soon after completion. These are known as “Spec” homes (an abbreviation of the term "Speculation", meaning a home built on speculation of earning a profit).

It is more difficult for home buyers to find "Spec" homes, because a low volume builder does not have a large advertising budget to help direct buyers to their home sites and they don't have models, sales offices, flags, signs, or flyers in most cases.  These low volume builders do not build Tract homes, so even if they have built many homes over the years, most home buyers will never know their names or how to find them.

At COLDWELL BANKER - CAMPBELL REALTORS® we make finding a New "Spec" Home easier.  We have a track record of representing builders and more often buyers of New "Spec" Homes. Buying a New Home is different than purchasing a Resale Home and having a REALTOR® that has specific knowledge in this area is extremely important for a New Home Buyer.

Custom and semi-custom home builders can be found in most Orange County cities, but are more often seen in the beach areas:
