In Orange County there are highly skilled semi-custom and custom
home builders that typically build one or two homes at a time.
Even in a busy year, each of these builders completes only a few
homes.
Many of the homes constructed by these
craftsmen will be built for specific clients that are
usually intimately involved in the construction details. The
remaining homes are built with the intent of finding a
buyer during the final construction phase or soon after completion. These are known as
“Spec” homes (an abbreviation of the term "Speculation",
meaning a home built on speculation of
earning a profit).
It is more difficult for
home buyers to find "Spec" homes, because
a low volume builder does not have a large advertising budget to
help direct buyers to their home sites and they don't have models, sales offices, flags,
signs,
or flyers in most cases. These
low volume builders do not build Tract homes, so even if they have
built many homes over the years, most home buyers will never know
their names or how to find them.

Huntington Harbour
is a man-made harbor dedicated primarily to
residential use with over one thousand waterfront homes, including:
Condominiums, Townhouses, and detached Houses.
Most waterfront homes include a private boat dock
ranging in size from 30 feet to over 150 feet.
There are four public marinas as well as the "Bay & Racquet
Club" and "Huntington Harbour Yacht Club".
Huntington Harbor is located adjacent to the beach front communities of Surfside
and Sunset Beach.
Most areas of Huntington Harbour fall within the city limits
of Huntington Beach; however, some portions are
unincorporated.
Huntington Harbour is the closest public marina to the
“Island of Romance” (Catalina Island), with its beautiful and
historic Avalon Harbour.

Seal Beach
is a cute beachside city with a very charming
Main Street and municipal pier. Located just south of Long
Beach; therefore, conveniently located for those who commute to Los Angeles for employment. Oceanfront homes on the sand,
plus additional beach
close housing.

Surfside is
also
known as Surfside Colony. A small gated community of oceanfront
homes on the sand, plus two rows of homes off the sand. Located
south of the entrance to Anaheim Bay (Huntington Harbour) and
north of the historic Sunset Beach water tower. Surfside offers
privacy since beach access is limited. Cameron Diaz is rumored
to own a home in Surfside Colony.

Sunset Beach
is a
short stretch of beach located south of Surfside Colony and
north of Warner Avenue. The area is unincorporated County of
Orange and features a nice un-crowded beach due to limited beach
parking. Oceanfront homes on the sand, plus additional beach
close housing and a few waterfront homes adjacent to Huntington Harbour.
